We recently put together a lifestyle video for a beautiful home that was built in the 1920s. This home had a lot of character and many unique features. However, we still had a lot to do in order to get the home ready for professional photos and videos.
The problem in our industry is a lot of real estate agents have a scarcity mindset. They want to list a home right away before the seller has a change of heart and hires a new agent. My philosophy is you only have one chance to make a first impression, so do everything you can to make that first impression a positive one.
When selling your home, keep in mind that only 10% of buyers can visualize the home as if they lived there. That means 90% of buyers can only see the home as it is. They can't get past outdated wallpaper or a paint color they don't like.

Now, when you sell a home, you cannot be all things to all people. However, you can decorate your home to appeal to the majority of buyers.That's why we spent two months preparing this beautiful property in River Forest, IL for the market. We had an estate sale and sold 73 animals -- stuffed animals -- as well as Oriental rugs that covered the beautiful hardwood floors. Getting rid of all that stuff made the home more spacious. We also repainted in neutral colors, and did some landscaping. Finally, a professional home stager staged the property.
We also did everything we could to create buzz about this property prior to listing the home. We took a helicopter out to make a video of the property, and there's a train to show potential buyers the home.
