Being Proactive Instead of Reactive In the Selling Process
If you're a buyer in the market, a good example of being proactive would be to get Pre-approved. To a seller, you would look like a very serious buyer, and this would greatly increase the likelihood of your offer being accepted. However, in this video, I am going to focus on how home sellers can be proactive in their decision making.

When you're marketing your home, the best thing that you can do is to find a way to stand out from the competition. Find a way to make your home memorable.

I developed what I like to call the "car fax" for the housing industry. However, I call it the Verified House Program.

A verified home has had the following things done before it has been put on the market:
  1. Pre-Home Inspection: The #1 reason deals fall apart is because of home inspection issues. To be proactive, you will want to have an inspector come to your home ahead of time so you can work out those issues before a buyer finds them.

  2. Pre-Appraisal: 26% of homes that under contract are appraising under the contracted price. This is never good because either you will have to lower your price, the buyer will have to pay more, or you will have to re-negotiate. These things will all take time, and time is money. These are things that can easily snowball and make a deal fall apart.

  3. Home Warranty: Buyers like these in case something goes wrong in the first year, plus it alleviates any liability from you as the seller. Warranties can be as cheap as $400 or $500 dollars, too.

  4. Preliminary Title Report: With so many short sales, foreclosures and other real estate horror stories out there, you will be differentiating yourself from 99% of your competition if you offer your buyer and their agent this document
Being proactive will not only make the home-selling process less stressful for you, it can also make your sale much less stressful. It pays to be prepared ahead of time.
