Today I am going to speak about some misconceptions about working with a listing agent versus working with a buyers agent. There are benefits to both, but overall, a buyers agent will save you time and money as well as protect your interests.

A lot of people believe that working with a listing agent will save them money, but this is not necessarily true if you have a good buying agent, because they can negotiate a better deal on your property.

 What Listing Agents Do For You: Work in the Seller's Best Interest 
  • Show you the home and point out the positive aspects about the property, location, and area.
  • Arrange financing.
  • Prepare an offer for you.
  • Set up the closing of the property.
  • Answer questions about the home.
  • Although listing agents are helpful, they have the seller's best interest in mind, so they do not cater to buyers' needs.
What a Buyers Agent Will Do For You: Work in Your Best Interest
  • A buyers agent will show you a home but point out both the positive and negative aspects of a property for you to make a more informed decision about the purchase. They point out both advantages and disadvantages to consider. 
  • They will also arrange financing, prepare the offer, and set up a closing.
  • They will negotiate the offer and home inspection in your favor, as well as recommend a competent home inspector.
  • Negotiate a home warranty for you.
  • Offer a 12-month satisfaction guarantee.
  • Prepare a market analysis for you.
  • Negotiate concessions from the seller.
  • Protect your confidential interests as to why you are purchasing the home.
  • Save you additional money on the purchase.

Overall, if you're buying a home it is just best to work with a buying agent. They work with you and for you to get you a better deal on a home, and they also protect your own interests.
